Electrical Quality Inspector

Job Description
Kier Building Maintenance is currently seeking an Electrical Quality Inspector for our office base in Harlow.

Working as part of a busy Technical services departments you will assist in providing an accurate and efficient Inspection service to both Housing and non Housing stock throughout the South Region. The main duties will include:- Carry out technical inspections of properties for preventative and essential maintenance. Specify order and manage small building projects. Inspect major works projects to ensure compliance with issued specifications and monitor quality. Ensure work complies with BS7671 IEE Wiring Regulations, HDC Electrical Specification and all relevant British Standards and Codes of Practice. Ensure contractors adhere to and comply with all current health & safety legislation. Develop, maintain and improve a property performance culture within Kier Harlow Capital and Planned works delivery team. To ensure that comprehensive filing systems are managed and provide general support to a busy technical services department. Build and maintain positive relationships between the residents, contractors, sub contractors, Client representatives and the Kier Harlow team ensuring consistency of information across all parties. Assisting in the formulation of Kier Harlow's corporate strategy.

Responsibilities
Key areas of responsibility: To carry out technical surveys and inspections of properties for preventative and essential maintenance, producing reports and carrying out or ordering necessary inspections/investigations/tests and or taking of samples. To specify, order/tender and manage building works to housing & non housing stock. Produce risk assessments relating to building works. Where applicable, to produce programs of work. Ensure all projects are maintained on appropriate Kier Harlow IT system (Servitor, COINS etc). Investigate insurance claims for validity. To ensure familiarisation with all details of contract / projects under your auspice. To liaise with Kier Harlow departments to ensure compliance and best value. Build and maintain positive relationships between contractors, sub contractors, client representatives and the Kier Harlow team ensuring consistency of information across the parties. Be aware of and comply with Kier Harlow policies and procedures on Health & Safety at work by adopting safe working practices, reporting any accidents and incidents and/or hazardous conditions to management. Carry out routine health & safety audits on sites where projects are in progress. To suspend elements of work on site should any major breach of current health & safety legislation be breached and report to line manager immediately. Undertake quality inspection of works carried out and take appropriate action when works fall short of expected standards. To instruct contractors to rectify works not in accordance with the issued specification and monitor accordingly. Working with the M&E Contract Manager, develop and promote Kier Harlow vision and standards and carry out any other duties as required by your line manager from time to time in accordance with the grading of the post. Provide monthly status reports to Line Manager of all projects indicating pending works, works in progress, completions and any issues arising therein. These reports will subsequently form part of the Senior management reports. Contribute to awareness of developments in building technology and all relevant legislation. Liaise with Client representatives and the quantity surveyors to ensure that any additional works are properly specified, recorded and agreed prior to commencement. Ensure all relevant information is in place from the Client representative. Ensure that comprehensive filing systems are updated and managed for auditable purposes (both paper and electronic). Attend meetings with residents and Stakeholders as required. Ensure compliance with current Health and safety legislation.

The Individual
Essential skills & qualifications: Project Management. Contract Administration. Maintaining and improving LKPI's and BVPI's. Pre and Post Inspection. Preparation of work schedules. Knowledge of and experience of working with Schedule of Rates, Measured Term contracts, Project Partnering Contracts, Term Partnering Contracts, Compilation of Specifications, Drawings; Design; British Standards and Codes of Practice and Contractual Procedures. Knowledge and understanding of the Health and Safety at Work Act (1974) (H.A.S.A.W.) and relevant codes of practice. Ability and willingness to appropriately implement policies and procedures. Strong people management skills. Ability to prepare and produce technical reports. Electrical qualification: City & Guilds 2931-01. IT literate. Ability to work within: Quality standards for customer contact and Codes of Practice; The Company's Equal Opportunities Policy; The H.A.S.A.W. Full Clean Driving Licence. Use of own road legal vehicle.
